A former farm near Honiton is set to go under the hammer – and could be yours for as little as £250,000.
Three-bedroom Little Ullcombe Cottage at Upottery, is heading to auction with 1.74 hectares (4.29 acres) of land.
The farm, which has a guide price of £250,000 - £300,000, is among the lots listed for sale by the regional land and property auctioneers Clive Emson in December.
The thatched Ullcombe Cottage is linked with another self-contained annexed three bedroom cottage.
There are also a range of outbuildings, including barn, shippen, garage and storage sheds, as well as pasture land and gardens.

Starting at 11am, the auction takes place at the St Mellion International Resort, Cornwall, on Friday, December 15.
