Huge distribution centre near Cranbrook is given the nod by planners

Hundreds of local jobs could be made for Cranbrook residents after plans for a massive distribution centre near the town were given the green light.
The sprawling development, which will be known as ‘Exeter Gateway Phase 2’, comprises 110,000 sq m of storage and distribution floor space on a site neighbouring Lidl’s distribution centre on London Road.
The current site houses the derelict buildings of Hayes Farm on its south-western corner, which will be demolished to make way for the new development.
In its application, the Church Commissioners For England said: “At 29.41 hectares the site covers a substantial area and is capable of accommodating a significant employment development.
“Exeter Gateway Phase 2 will provide the opportunity for large numbers of permanent and temporary jobs, both in construction phase and beyond and will provide significant local authority revenues.”
Throughout the planning process, two parallel ‘Master Plan’ scenarios have been considered for the site.
The first, ‘Scenario 1’ is a response to existing market demand with the provision of a single large unit of around one million square feet (92,9000 sq.m.).
‘Scenario 2’ would see the site offer a multi-unit option, providing a range of sizes and configurations informed by ongoing market need.
